Party Wall Procedures
Issuing Notices for construction affecting Party Walls or adjacent excavations by the Building Owner commissioning the work. Acting as Adjoining Owner’s surveyor for those affected by such Notices and reaching agreements.
Lease Extensions & Enfranchisement
Typically this will involve individuals or groups of leaseholders in apartment blocks wishing to extend residential leases as of right by 90 years, or in the case of entire blocks, making a claim for the Freehold via the Collective Enfranchisement procedure.
We will report on strategy, undertake the valuations and negotiate a settlement in conjunction with the solicitor acting in the case. Case law and best practice has evolved substantially since the original 1967 Act, 50 years ago.

Dilapidation Claims
Commercial leases invariably contain detailed clauses relating to the repair of the premises that have been leased and how they should be left at the end of the lease. Alterations may need to be reinstated and research undertaken to establish the liabilities.
